Graduate in any discipline.

5 to 8 years of proven experience in Corporate Real Estate, Branch Expansion, or Infrastructure Management, ideally within NBFCs, Banks, Retail chains, or Microfinance institutions.

Role Summary

The Manager - Infrastructure will be entirely responsible for the end-to-end lifecycle of our branch setup and facility management. The core mandate of this role is to identify strategic branch locations across the region, handle aggressive commercial negotiations, legalise lease agreements, and oversee interior renovations to make branches 100% operational.

Key Responsibilities

🏢 1. Site Identification & Selection

• Scout and identify commercially viable properties for new NBFC branches based on business demographics, visibility, footfall, and accessibility.
• Conduct thorough catchment area analysis and site feasibility studies.
• Present site options, cost-benefit analyses, and layouts to top management for approvals.

🤝 2. Commercial Negotiation & Lease Finalisation

• Initiate discussions with landlords/property owners and negotiate optimal rental rates, security deposits, rent-free periods, and escalation clauses.
• Finalise commercial terms keeping company budgets and strategic cost-savings in mind.

⚖️ 3. Legal Compliance & Documentation

• Coordinate closely with the internal/external legal teams to perform due diligence on property titles and approvals.
• Draft, review, and finalise Lease Agreements, Leave & License agreements, and Memorandums of Understanding (MoUs).
• Ensure seamless registration of lease deeds and completion of all local municipal/statutory compliance requirements.

🎨 4. Interior Works, Renovation & Project Execution

• Sourcing, evaluating, and onboarding interior contractors, electrical vendors, and ups/networking technicians.
• Supervise the complete fit-out process including civil works, strong-room/safe construction (per NBFC norms), branding, layout execution, and IT cabling.
• Ensure projects are delivered within strict timelines, quality benchmarks, and approved budgets.

🛠️ 5. Facility Management & Handover

• Ensure smooth handover of the fully functional branch to the Operations/Business team.
• Manage post-setup maintenance, structural snags, and landlord relationships during the lease tenure.
